Our screening standards are designed to ensure a safe, reliable, and positive rental experience for both residents and property owners.
Please review the following criteria carefully before submitting your application.
Minimum Qualifications
Applications may be declined for any of the following reasons:
- Income less than 3x the monthly rent
- Credit score below 650
(Not applicable to applicants receiving a government rent subsidy who provide alternative proof of their ability to pay their portion of rent) - Any eviction judgment within the past 7 years
- Non-discharged bankruptcies
- Negative landlord reference or history of lease violations
- Move-in date too far in the future
- Aggressive breeds
- Incomplete applications will not be processed — please ensure all required documentation is submitted.
Debt-to-Income Ratio
To ensure financial stability and minimize housing risk, all applicants must demonstrate a reasonable debt-to-income (DTI) ratio, including the proposed rent payment.
In most cases, total monthly debt obligations—including rent, auto loans, credit cards, and other recurring payments—should not exceed 50% of the applicant’s gross monthly income. Applicants whose DTI exceeds this level may be denied unless they can provide additional documentation of verifiable income, a qualified co-signer, or other proof of financial capacity.
All income sources, including housing vouchers or other lawful rent subsidies, will be counted toward total income in accordance with California’s source of income protections (Gov. Code §12955).
Required Application Materials
Each applicant must provide the following:
- Two months proof of lawful, verifiable income
- Copy of a government-issued photo ID
- Rental reference information for the past 3 years
- Dependent information (optional)
- Co-Applicants: All occupants age 18 or older must complete their own separate application
- Service or Emotional Support Animal documentation:
Must be screened through PetScreening.
($30 fee per animal; refunded once verified) - Pet information (if applicable):
- Recent photo of pet
- Proof of breed, age, and weight (license or vet documentation)
How to Apply
- Click the application link provided by 33 Property Management via email.
- Select your desired property and complete all required fields before clicking “Submit an Application.”
- Ensure all co-applicants over 18 complete their applications to avoid delays.
- Confirm that income documents match your listed employer.
Example: If you list Starbucks, your pay stubs must show Starbucks.
Move-In Requirements
- Move-in funds (first month’s rent + security deposit) are due 10 days prior to move-in.
- Lease start dates must be within 30 days of the property’s available date.
All properties are rented as-is
We do not perform cosmetic changes such as new paint, blinds, or fixture replacements, etc.
Cosigners & Guarantors
Cosigners are only accepted if the applicant has no credit history.
Requirements for cosigners:
- Must be a California resident
- Provide verifiable income of at least 5x the monthly rent
- Maintain a minimum credit score of 700
- One cosigner per lease maximum
Service & Assistance Animals
- All Service Animals and Emotional Support Animals (ESAs) must be screened through PetScreening.
- A $30 application fee per animal applies (refunded once verified).
- Applications without a verified service or ESA profile will be considered incomplete and may be delayed.
Pet Policy
- Dogs(If the property allows dogs): Submit a photo, proof of age, and breed documentation (e.g., vaccination record or adoption papers).
- Cats: If allowed, provide breed, weight, age, and a recent photo.
- Some properties may require onetime pet fee — please verify before applying.
- House hold pet information does not go through PetScreening.
Approved Applications
If your application is approved:
- The security deposit and first month’s rent are due 10 days before the lease start date.
- Lease start dates must comply with listed availability timelines.
